So… You have decided to sell during Christmas.

With December only days away, many people will be wondering if they have left it too late to sell.  Let me start by saying this:  The right time to sell is when you are ready to sell.  If that means Christmas, so be it – dig out those Christmas carols and embrace it.  Buyers are always around and those who are shopping for a home during Christmas, are serious.

Tips for selling around Christmas:

  1. Organisation: Lock in your stylist.  Lock in your agent.  Lock in your auctioneer.  Lock in your legal representative and get that section 32 organised.  Remember if there is an Owners Corporation involved, the documents from them can take up to 14 days.  If you have done any building or renovations, you may require certificates from council that can take some time if you don’t have them already.  This is not the time to take your time so go, go, go!  If you choose a good agent, they should take on this organising for you.
  2. Marketing: When booking your photography, why not get in to the Christmas spirit and include your beautifully decorated tree in the photos?  Play up the silly season in your marketing.  Many buyers at this time of year are keen to finalise their purchases before Christmas so that they can sort out their plans for next year – schools, childcare etc so don’t be afraid to play up the concept of your home being the perfect ‘Christmas gift’.
  3. Inspections: Christmas can pose challenges for getting around on the roads and general availability due to the many seasonal functions.  Think creatively when booking your open for inspections:  Consider mid-week twilight inspections – some schools are already on break, making day times busy for parents.  What about having two separate inspections on Saturdays or run your open home for 45 – 60 minutes?
  4. To auction or not to auction: During December in previous years, some of my best auctions were conducted mid-week in the evening.  Buyers loved it.  It gave them time to get home from work and settle kids and it didn’t clash with their work and family functions.  I’d open the home from 6:30pm with the auction commencing at 7pm.  Remember, it’s also summer and Day Light Savings – two more reasons why a twilight auction can be very appealing – and successful!
